Welcoming Peers
The Costa Rica Real Estate Store (CRRES) was founded with the idea of working through the existing community of real estate professionals. All CRRES programs and policies are designed to encourage area real estate sales professionals to offer our listings to their clients. CRRES has no plans to have a large sales force of its own, as long as area professionals participate and provide a high standard of client service. Because CRRES has a regular flow of new listings from participating developers, competing with participating offices for other community listings is not a priority. Of course, we do not turn down listings that are offered to us, but our developers demand a focus on their projects first, in return for the rewards we ask them to offer back to all community sales professionals.
Commission Structure

CRRES has a tiered program of commissions that allows developers to “price” the attractiveness of their projects to the sales community. Our standard net commission levels are paid 100% to any agent presenting a buyer for an exclusive CRRES listing. When applicable, they are noted as precious metals on the individual listings on the website.

- 6% of the sales price
– 5% of the sales price
– 4% of the sales price
Silver – 3% of the sales price

There may additional levels to this structure, but these three represent the standard program. We promote the idea that developers must attract sales professionals, as well as investors, and commission levels matter in accelerating sales.

Client Registration and Protection

CRRES understands that client registration and protection are vitally important to real estate sales professionals. We honor all documented registrations for our listings. You may register a client by requesting our standard form or using your own, completing it with your client’s information and faxing or emailing it to us. A CRRES representative will acknowledge the registration, sign it and return a copy. Our registration lists are available to check any customer you may think is “shopping” offices.

Client Recruitment by CRRES

CRRES will be mounting its own promotional efforts directly in North America and nationally in Costa Rica. Currently, CRRES partners are mounting national print ad campaigns, regional radio advertising, and seminars in North America. CRRES will be directing these potential investors to the listings of agents and brokers who are participating in our program.
 

International Representation
Costa Rica Reps Outside Guanacaste

CRRES will be enrolling agents and brokers from other areas of Costa Rica and other countries , particularly from North America, as referral sources. These participants will be able to send referral clients or tour our area with their own clients. In either case, they will take part in the CRRES reward system on a proportional basis commensurate with efforts expended. These enrolled agents and brokers will be supported by CRRES offices and systems and will be considered CRRES representatives while in Costa Rica. They will be made aware of and encouraged to understand the listings of CRRES’ participating local agents and brokers.

 

Standards of Practice

CRRES understands the importance of trust among investors and its participating agents and brokers. In Costa Rica’s unregulated real estate market, reputation, self-discipline and the acknowledgement of professional standards are the only benchmarks that can be offered. Participants in CRRES programs are asked to acknowledge the List of CRRES Standards and Practices below. Since adherence to the CRRES Standards and Practices will be an important element of CRRES marketing, participating agents and brokers, found to have deviated from these guidelines, will be removed from CRRES programs.

Participants in CRRES programs accept their responsibility to:
01) Treat all parties of every transaction honestly.
02) Never deliberately mislead any party as to the value or condition of a property.
03) Never mislead any party as to the savings or benefits realized from available services.
04) Fully disclose any simultaneous representation agreements or conflicts of interest.
05) Present all signed offers and counter-offers objectively and in a timely manner.
06) Never violate the confidentiality of client relationships, information and/or its use with
       third parties.
07) Fully disclose to clients the compensation to be offered to other agents and brokers.
08) Communicate in a timely manner any changes to stated compensation programs or the
       existence of dual or variable rate commission structures.
09) Disclose the existence of accepted offers, including those with unresolved contingencies.
10) Reveal their personal participation in any offers.
11) Maintain client funds as separate from their own.
12) Not discriminate in any way or support discrimination by others on the basis of race, color,
       handicap, religion, sex, age, sexual orientation, familial status, or national origin.
13) Make honest representations in all advertising and marketing efforts.
14) Cooperate with any efforts to investigate unethical behavior.

15) Never knowingly make false or misleading statements
       about competitors or their business practices.
16) Go through the agent and/or broker who has the
       exclusive listing agreement for a property.
17) Protect the interests of the client and the integrity of the
       transaction when confrontedwith offers of conduct that
       violates these CRRES Standards and Practices.
 

CRRES Community Fund

The founders of CRRES also recognize the need to support our local communities. We feel a responsibility to help the people of Costa Rica adapt and succeed within the transformation that is occurring in the country as a consequence of real estate activity. We also recognize that the existing area infrastructure challenges are only exacerbated by the pressures of development. We are devoting a portion of the annual earnings of CRRES to support the education of children and the adult workforce, and organizations involved with the maintenance and improvement of area infrastructure systems.
