The Costa Rica Real Estate Store program for developers encourages offering projects with high production values, quality design, technological superiority, firm legal structure, environmental sensitivity, and clear management plans. A developer must demonstrate that their project is well-conceived, approvable by governmental authorities, sited on clearly-titled land, organized to meet scheduled delivery, and ready to offer investor support and ongoing management.

Our business alliances with Summerland Interiors, Vacation Rentals of Tamarindo, Summerland Services (property management), and national architects and builders provide easy access to the most recent market feedback and management practices to incorporate in your project’s design.

 
 
There is no greater issue to development in Costa Rica than water. One of the principals of Costa Rica Real Estate Store is also an elected member of ASAPotrero, the community Water Board of Surfside. His participation provides insights into the evolving regulations, management, planning goals and availability of water resources on Costa Rica’s northern Pacific Coast

Marketing of Development Projects
 

Costa Rica Real Estate Store has many complimentary elements in its marketing efforts. All can be focused on any developer’s project in our program.

One important element is our philosophy of working THROUGH area realtors, not to compete against them. Our 100% sales commission policy, bonus rewards, and client protection programs are designed to be financially and administratively attractive in their own right, and to equally respect and compensate all agents and brokers presenting a buyer. We offer printed and digital sales materials, and a free conference and showroom center to help realtors explain our listings to their clients.

Another important element is the marketing of the projects of our developers, and the northern Pacific coast of Costa Rica, directly to North America and Europe. We want to ADD real estate customers to Costa Rica, not compete for the ones who decide to visit on their own. Costa Rica Real Estate Store and its allied businesses are already offering seminars, radio advertising, web casts, and placing national print advertising in the United States and Canada. The Summerland Group, of which Costa Rica Real Estate Store is a member, has also begun promotional campaigns introducing Costa Rica for “Vacation, Investment, Retirement, or Change of Life” with ads and web site portals targeted to specific communities of high-income individuals.

A third important element is our efforts to build referral networks in Costa Rica and internationally to augment our own marketing programs. We already have a bi-lingual Costa Rican manager for referral relations that are with Spanish-speaking realtors in the western hemisphere. We are also creating separate international referral relationships with realtors and travel agents who specialize in Costa Rica and/or serve clients from the special communities.
 
We have a generous referral fee formula that offers incentives for these realtors to simply refer a client, or to tour them themselves in the Costa Rica.

Sales Management
 
To take advantage of all the elements of our program, Costa Rica Real Estate Store asks developers to list their projects on an exclusive basis with us. This does not have the traditional, negative, “exclusive” impact on outside realtors, because there is no commission splitting with our in-house agents. It bears repeating that all agents and brokers get the same, generous 100% sales commission and reward structure.

The specific levels of the 100% sales commissions and the bonus rewards program can be found on our Agent/Broker Home Page. (link to the page/section from here?) To these sales commissions, Costa Rica Real Estate Store adds a smaller standard broker’s commission for its own overhead and marketing costs.
Developers are welcome to structure the rewards of their projects within our formulas in any creative and competitive way. They are also welcome to add to the marketing effort on their own.
Costa Rica Real Estate Store will also soon be implementing a proprietary software package that will include secure logins for all agents and brokers, so they can privately monitor accounts with us on a 24/7 basis. This system will include all of their client registrations, referrals, offers and sale contracts pending, and commissions or rewards due and paid. Costa Rica Real Estate Store will then be able to report quickly to developers on the status of project sales and the relative success of all realtors and firms, so they may be able to add extra incentive bonuses and prizes at different achievement levels.

Client Support
 

As was stated elsewhere, Costa Rica Real Estate Store is allied with individuals and businesses designed to provide client support at every stage of the investment, construction, occupancy, and management processes. We try to simplify your life as the developer, along with the realtors and clients.

We understand the timing of your project, and can be the buffer between you and the investor as the project goes forward. We will take the lead for coordinating progress payments, general project updates, punch list inspection and completion, interior furnishing, insurance coverage, internet and telephone services, property management and rental services, the formation of an Association (if condo or home development) and the holding of its first general assembly.
